Maintenance Manager

Location: Hove, UK
Seeking a Maintenance Manager to oversee the quality, safety, and functionality of buildings and public spaces for Moda in Hove. The role involves delivering first‑class customer service, managing supplier relationships, and ensuring compliance with health and safety standards. Flexible working hours are offered, with responsibilities including daily walk‑arounds and out‑of‑hours emergency response as needed.
Duties:
- Deliver first class customer service and resident engagement
- Manage working relationships with suppliers and contractors
- Provide informed and accurate information to residents
- Coordinate preparation of amenities for resident events
- Respond to resident enquiries and meet agreed KPIs
- Review customer satisfaction regularly
- Communicate in line with brand values
- Support completion of annual H&S & Fire risk assessments
- Report H&S and security issues to the GM and resolve them
- Review and monitor suppliers, ensuring compliance with H&S and CDM/stat requirements
- Conduct risk assessment monitoring including FRA and H&S
- Safely store maintenance supplies and manage stock control
- Support marketing and leasing initiatives, minimizing void periods
- Provide feedback to reduce voids and support inventory inspections
- Coordinate and close reactive jobs promptly
- Maintain accurate H&S records and reports
- Manage and reduce OpEx costs, approve invoices
- Support leasing manager with DPS claims evidence
- Compare costs for services and goods
- Maintain operating systems and SOPs
- Perform daily development walk‑around (am/pm)
- Submit material and supply requests to General Manager
- Manage day‑to‑day relationships with PPM service providers
- Escalate emergencies or incidents
- Process reactive maintenance work orders and follow up
- Coordinate statutory compliance on site
- Undertake and record building safety checks, including emergency lighting and fire alarms
- Attend out‑of‑hours emergencies as required
- Oversee furniture delivery and stock checks per apartment
- Allocate job sheets for maintenance technicians and communicate with residents
- Report planned maintenance escalations to head office
- Update systems to track works and produce reports
- Conduct daily lift alarm tests and regular PPM testing
- Maintain accurate PPM records and support apartment inspections
Requirements:
- Previous experience in residential property (hospitality or private rental sector preferred)
- Excellent customer relations skills, sense of humour, energy and enthusiasm
- Pro‑active with initiative to enhance building reputation
- Professional presentation, confident and outgoing
- Well organised with problem‑solving ability and ability to work under pressure
- Strong decision‑making skills
- Detailed knowledge of the building and apartments
- Ability to handle multiple tasks
- Flexible and cooperative attitude
- Excellent analytical and interpersonal skills
